Conceptual Site Plans for Commercial Projects

 

Our preliminary site plans are intended to provide the developer or builder a starting point for large projects. These plans are useful for obtaining financing or to create interest in the proposed project.

 

The conceptual plan also provides a low cost way to determine if the project is financially and environmentally sound. You can use this plan for preliminary meetings with government officials, potential partners and others. It is an inexpensive way to begin the development process.

 

If the project turns out to be unfeasible or too expensive to be profitable, then the project can be stopped before spending thousands of dollars on finished site plans. Our conceptual site plans contain the basic information needed to begin the development planning, and the initial planning cost can be much lower than usual.

 

Our concept designs show the property boundaries, proposed parking or paved areas, proposed building locations, and other preliminary design details. Our prices can be as little as $.04 to $.05 per sq. ft. For a 200' x 150' site this would equal about $1200.

 

If your development is to take place in an extremely rural location with little or no local government requirements it’s conceivable that our conceptual plan could be used to develop the property. We don't recommend this approach however. Also most states have environmental mandates that must be met. In order to avoid potential problems, environmental issues and other concerns, it's best to hire a local civil engineer to work with you on your project.

 

Our conceptual site plans do not include engineering services. The amount of complex information that will be required for final site plan approval can be extensive. Site plans intended for permitting usually require drainage details and calculations, building locations and type of use, utility locations and connections, pavement and pavement structural details, landscaping plans, flow rate calculations, environmental information, traffic flow studies and other information. In addition they must meet any required environmental safety requirements. Wetland requirements are a major cost factor in many developments.

 

Depending on your location, your final site plan will, in most cases, require the services of a civil engineering firm. You may also be required to enlist environmental engineering services, and you will need complete topographic surveys and other professional services. Metal Building Plans

 

Structural plans for metal buildings are usually provided by the manufacturer as part of their service to the customer. These plans are usually well designed and include connection details, wind loading calculations and other valuable information.

 

What is not usually provided by the manufacturer is the foundation and slab plan. Most metal buildings require a mixture of footings and column pads. We provide these plans and design them to meet all anticipated building loads including live load, dead load, wind load and soil bearing capacity.

 

Our pricing for these plans vary depending on the complexity and size of the building. Open span metal buildings usually require sizeable column pads under large metal columns. This requires more design time and costs more to design than a simple uniform footing plan.

 

Another popular option is to have a metal building with a decorative exterior. These are often designed with glass storefronts or stone facing, stucco, or other decorative treatment. We can provide these designs for you.

 

We also design interior unit build-out plans for metal buildings that are to have finished interior walls and ceilings. These plans also vary in cost depending on size and complexity.
